Guidelines for Building a House or Duplex

The following steps will guide you through the steps you must take before building a house or duplex.

Contact the City of Golden Planning & Development Department with any questions at (303) 384-8097.

Step 1

Visit Jefferson County Address Wizard to determine the zoning for the lot on which you are trying to build. Once you know the zoning, you can determine the lot requirements, including setback, height and lot frontage regulations. Just download the Residential Setback Regulations form, found in Chapter 18.28.200 of the Municipal Code.  For Use and Density information, visit Chapter 18.28 of our Municipal Code.

Step 2

Obtain a Growth Management Allocation Application form pdf download online or from the building department. The details of Golden’s 1% growth ordinance can be found in Chapter 18.70 of the Municipal Code.

Step 3

Be sure to follow the latest version of Building Department Code Restrictions and obtain a Building Permit from the Building Department. Fill out the Building Permit Application pdf download and determine if any other requirements are needed.

Step 4

The last component to consider is the Residential Sustainability Menu listed in Chapter 18.24, which requires new homes and large additions to achieve a minimum number of points from the choices on the menu in order to gain approval.
